*Rental Conditions:

- Smoking is strictly prohibited inside the dwelling.

- The LESSEE may not grow marijuana/cannabis or possess any
other illegal substance in the dwelling or on the premises.

- No animals are permitted in the dwelling for the entire
duration of the lease.

- The LESSEE must provide, prior to taking possession of
the premises, a copy of their home insurance policy
including civil liability coverage for a minimum amount of
two million dollars ($2,000,000) for the entire duration of
the lease, as well as proof that the Hydro electricity
account has been transferred into their name.

- Any subletting or rental to third parties, including but
not limited to Airbnb or VRBO, is strictly prohibited.

- The dwelling may not be painted or modified in any way
without the prior written consent of the LESSOR.

- Any repairs made necessary due to the negligence or a
wrongful act of the LESSEE shall be at the LESSEE'S expense.

- The LESSOR reserves the right to carry out any
maintenance or repairs necessary to the dwelling during the
rental period, subject to prior notice.

- The LESSEE must return the dwelling in a state of
cleanliness equivalent to that observed at the time of
taking possession, with the exception of normal wear and
tear.

- The LESSEE agrees to comply with all requests for visits
by potential new tenants should the lease not be renewed at
its expiry, subject to 48 hours' notice.

*Subject to a credit check which must be approved by the
LESSOR. A full verification is required: credit, criminal
background, employment, and references. All must be to the
LESSOR'S satisfaction.
