Tenant acceptance conditions

The tenant shall provide, within the required timeframes,
proof of employment, proof of income, and references deemed
satisfactory by the lessor.

The tenant authorizes a credit check and verification of
rental history, including employment confirmation if
required.

If the tenant fails to provide the required documents and
authorizations, the lessor may refuse the rental.

Non smoking

Non smoking building. Smoking or vaping, including
cannabis, tobacco, and similar products, is prohibited in
the dwelling, common areas, the garage, and in the
immediate vicinity of entrances and openings.

Pets

Pets are permitted only under certain conditions and with
the lessor's written approval prior to occupancy.

Short term rentals

Short term rentals are prohibited.

Insurance

Before occupancy and throughout the term of the lease, the
tenant must maintain civil liability insurance of at least
[amount to be specified, e.g., $2,000,000], including
coverage for personal belongings, and provide proof of
insurance to the lessor upon request.

Garage and backyard

The lease includes the use of the heated double garage with
direct access, as well as the exclusive use of the
backyard, in accordance with building rules and subject to
any applicable regulations.

Option to purchase, essential terms

Nature of the agreement. Rent with an option to purchase
reflects the tenant's intention to buy but does not
constitute a sale. Exercising the option to purchase is
conditional upon the signing of a separate written
agreement between the parties.

Price and terms. The purchase price and sale terms will be
set out in the option to purchase agreement and may,
depending on the agreement, be based on Centris listing No
28035730 or on a price agreed by the parties at the time
the option is exercised.
